Preparing for Things that Can Go Wrong in a New Home

When you buy a new home, there are many things that can go wrong, so it’s important to prepare for them. This article will talk about some of the most common issues and how to fix them.

1. Leaky roof or pipes

Dry rot can occur if water isn’t stopped from entering a roof or basement and in dry climates, this can happen in as little as twelve hours. If the problem is due to a leaky roof you should call a competent roofing company straight away, before any further damage occurs. To prevent dry rot you need to make sure the roof is watertight and well ventilated. You can fix cracks with specialist sealant or you could replace damaged shingles.

2. Non-functioning HVAC system

If your air conditioning or heating system breaks down, you need to call an HVAC company immediately. They will be able to fix the problem within hours, so it’s important not to try and fix it yourself. But sometimes, it may be necessary to install a new HVAC system. This can often be done by an HVAC company, but if not, you should use a home building contractor that has experience in this area.

3. Power outages

If there’s a power outage in your neighborhood, this isn’t usually a serious problem. But you should make sure all the major appliances are turned off before the electricity goes out, otherwise, you could suffer damage to any appliances that are unintentionally left on. If power outages are common in your area, consider getting a power generator or installing solar panels for your convenience.

4. Flickering lights or faulty outlets

Faulty lighting or electrical outlets are another common problem in new homes. Often the wiring is improperly installed by the electrician, but there are several ways to fix this problem yourself. Try resetting the circuit breaker or plugging an extension cord into another outlet. If these solutions don’t work you should get in touch with a professional electrician.

5. Pest infestations

Ants, rodents, and bees are a few of the more common pests that can infest a new home. Pests do not discriminate based on how long you have lived there, so it’s important to be aware of these problems before they even occur. To prevent pest infestation you should seal any holes or cracks in your home as soon as you move in. If there are already pests inside, call a pest exterminator to remove them as soon as possible.

6. Bad plumbing

The plumbing system is especially vulnerable to damage because it’s hidden under the home. If a pipe is damaged, you need to find and fix the problem as soon as possible to reduce the risk of flooding. But if you can’t pinpoint exactly where the pipe is broken, call a plumber immediately.

7. Unstable foundation

If your foundation is unstable you need to fix it as soon as possible. A building contractor will be able to stabilize the foundation, but if they can’t do this, you should contact a structural engineer or architect for further assistance. For the time being, it’s best to be as cautious as possible around the foundation of your new home.

8. Not enough storage space

If you’re having a hard time finding storage space in your new home, you need to make some changes. You can rearrange furniture or paint one room with a different color to give it a whole new look and feel!

9. Burned out light bulbs

If a bulb burns out, you can usually replace it yourself in just a few minutes. You can buy replacement light bulbs from hardware or home improvement stores. If the window is open, simply remove the burned-out bulb and insert a new one into place.

10. Wall damages

Accidents can happen, even at home. If you accidentally damage the wall of your new house, you should hire a contractor to fix it as soon as possible. Try using painter’s tape to avoid making any other damages while you’re fixing the original one.

11. Broken appliances

If your appliance breaks down immediately after moving in, you should contact the company that sold you the appliance. They will most likely send a repairman to fix it for free, or at least give you a discount on a new unit if possible.

12. Floor damage

If a floor or ground is damaged it’s usually because one of the elements has shifted due to natural wear and tear. Try laying a rug over the area to avoid slipping on the damaged floor. You can also ask a building contractor whether or not they can fix it first.

If you are moving into a new home, there are many things to take care of before the move. For instance, make sure all major appliances are turned off and any faulty light bulbs or outlets have been fixed. You should also seal up any holes in your walls if they haven’t already been patched because pests could get inside them soon enough!
